We hope that this "Questions and Answers" format will help you better understand the ESJ Towers "Vacation Ownership Club Member" Program.
  • Q. How much will my Vacation Club Membership cost?


    A.

    There are several factors that determine the cost of your interval. The price will depend upon time of year, apartment location, and the amount of years of membership purchased. Your Consultant can help you find the right interval for you. The price range for a one week interval in an efficiency unit is from $2,900.00 to $16,200 for new members. The price range for a sixteen-day, fifteen-night interval is from $6,000 to $27,500.
  • Q. When I become a Vacation Club Member, what am I buying?


    A.

    You are buying a Club membership under the Puerto Rico Timeshare Act to use a specific Apartment/Interval and all the facilities at ESJ Towers for a specific 8-day/7-night or a 16-day/15-night interval, each year for thirty (30) consecutive years.
  • Q. Why should I become a Vacation Club Member at ESJ Towers today?


    A.

    There are a number of reasons to become a Vacation Club Member today. Below are only a few, our consultants are available to discuss the program with you.
    • Your future vacation costs are paid for at today's prices and this provides for substantial savings on your future vacations. But the real difference is when you enjoy that priceless time you and your family spend together.
    • You are acquiring a vacation home without all the hassles and maintenance headaches generally associated with owning a second home
    • Dependability, you will relax and begin a timeless tradition of endless vacations. ESJ is proud of its standards, which for thirty six years, approximately 4,000 Members and members have called "My Home".
    • Flexibility, enjoy the same time period at ESJ every year or, as our program allows, joining Interval International or another Exchange Program for experiencing other resorts at a different time period. Interval International is affiliated with over 2,000 resorts worldwide.
    • Ability to transfer by gift or "will" your VCM to your heirs for a minimal cost. No legal fees or legal expenses
  • Q. Who are the Developer and Manager of ESJ Towers?


    A.

    ESJ was developed by ESJ Towers, Inc., and ESJ has managed the resort under the highest standard of excellence for Thrity six years
  • Q.Do Vacation Club Members have guest privileges?


    A.

    Yes, guests staying with the Member in the Member's apartment are not charged for their stay. Under the Vacation Club Rules up to four (4) people may use an apartment.
  • Q.Are there any ongoing expenses for the maintenance of my unit?


    A.

    Annual dues provides assurance that your apartment will be managed and maintained in the same or better condition than you find it in today. The annual dues pay for the operation of the Resort and Vacation Club Membership apartments. Included in the Vacation Club Membership's annual dues are payroll and benefits, taxes, insurance, utilities, accounting and other professional fees, maintenance of facilities, repair and replacement of furniture and appliances, repainting and refurnishing the apartment, bedding, kitchenware, etc.
  • Q.Are there any hidden land or recreation leases?


    A.

    None at all.
  • Q.Do I have to reserve my time period each year?


    A.

    You are always assured of the specific interval and apartment which you purchased.
  • Q.Can I exchange or trade my time period if I cannot use my time?


    A.

    We are committed to fixed weeks, but exchange organizations such as Interval International can arrange an exchange for you to one of more than 2,000 resorts worldwide. Of course, a membership fee and other charges may apply to Interval services.

         

Interval International's World Card Preferred Membership.

As a member at ESJ Towers you can also join Interval International. This gives you the opportunity to exchange your time at ESJ to more than 2,000 class resorts throughout the world. Members get preferential exchange privileges within Interval International's worldwide network of 2,000 resorts. As a member you have your directory right in your living room. Once you decide where you want to exchange to, you call an 800 number and request your exchange. Interval International will handle everything for you including the exchange, airplane reservations, and car rental. [Top]

  • Q.What about check-in time?


    A.

    Your apartment is thoroughly cleaned and inspected prior to your check-in time at 3:00 p.m. More frequent optional maid service is available for an additional charge. At ESJ Towers you also have a daily exchange of linens and towels at our Service Center at no additional charge.
  • Q.Where may I shop for groceries?


    A.

    The Towers has a fully stocked Mini-Market on premises and within walking distance, you will find two shopping malls.
  • Q.Are pets allowed?


    A.

    We're sorry, but no pets are allowed at ESJ.
  • Q.May I sell my Vacation Club Membership?


    A.

    Yes, you may; however, ESJ has the right to exercise the option of a first refusal within a period of sixty (60) days after you give ESJ written notice of your intent to sell your Vacation Club Membership. In the event ESJ does not exercise its option, you may sell or transfer your Vacation Club Membership and all rights, privileges and interest there under to a third party at a price that cannot exceed the purchase price last paid for it. There are no legal fees or legal expenses involved, except for a One Hundred dollars ($100.00) transfer fee process by ESJ.
  • Q.May I rent or lease my Vacation Club Membership?


    A.

    Since the Vacation Club Member purchases his interval solely for his own personal enjoyment and pleasure, with no expectation of profit or gain, he may not rent or lease the interval. The use of the interval is restricted to the Member, his immediate family and his personal guests
  • Q.Will there be any sales pressure to purchase or reach a quick decision?


    A.

    When you are ready, only then will you purchase. All money paid at the signing of the "Vacation Club Membership Agreement", will be refunded to you if you notify us in writing of your decision to cancel your membership agreement within seven (7) days of signing the Agreement.
